    Forget Spain and Portugal: golf developments are now being built all over the world.

    Golf has always attracted buyers at the middle to top end with most choosing traditional European destinations.

    Prices may have risen sharply but developers have caught onto golf's increasing popularity, and more affordable developments are now being built in countries not previously associated with golf.

    Morocco may once have been restricted to travellers on the hippy trail but today golf lovers have discovered that it offers an interesting alternative. Saffron Villas is selling Le Jardin de Fleur, a new development of two, three and four-bedroom apartments and villas close to the harbour and set on an island.

    The development is surrounded by one of the resort's three golf courses.

    The resort is the first of six forming part of the Plan d'Azur, backed by King Mohammed VI and the Government, in a bid to increase tourism from two million to 10 million visitors by 2010. Apartments start from £101,000 and three-bedroom villas from £181,000 with completion set for 2008.

    The Dominican Republic attracts Brits looking for a slice of cheap Caribbean sunshine at the island's many all-inclusive resorts but this market may soon be outstripped by golf lovers.

    Punta Perla Sales' Mark Lynn believes that golfers will be attracted to the development's pre-launch prices: "Currently we can offer a 51sq m apartment for $$199,000 (£108,000) or a two-bedroom apartment on a signature golf course for $$392,000 (£212,715), but prices will rise when the properties are released officially in December."

    Lynn hopes that the development will change the Dominican Republic's image and widen its appeal to high-end investors.

    Punta Perla is currently offering rental guarantees of eight per cent for five years.

    Colin Montgomerie will be involved in the design of the development's first course.

    Buyers at the development will be entitled to golf club membership.

    Even countries which can't boast year round sun are attracting golf developments. Avatar International has launched Razlog Golf & Ski, a development of 333 studio, one, two and three-bedroom apartments, opposite the new Ian Woosnam designed Pirin Golf and Country Club in Razlog. The development is also just 6km from the ski resort of Bansko.

    Bulgaria's foreign tourism has increased by almost 50 per cent in the past four years but, so far, most investors have bought in ski resorts, which, following a large amount of Government investment, are growing in popularity.

    Quebec may conjure up images of snowy peaks, yet Premier Resorts are marketing Le Grand Lodge, Mont-Tremblant as the perfect haven for golf enthusiasts. With a lakeside setting, the development lies next to Le Diable golf course, one of seven courses within a 10-minute drive of which two are listed in Quebec's top 10 courses.

    Buyers can choose from one, two and three-bedroom apartments and receive guaranteed rental returns of six per cent for two years.

    Le Grand Lodge is a short buggy drive away from the Arizona-style championship, par-71 golf course and Tremblant Golf Academy.

    All apartments are fully furnished and have large balconies with prices for studios starting from CAN$$186,450 (£90,240), up to CAN$$366,120 (£177, 208) for a three-bedroom apartment
